Data & sourcing
Where does the data come from?
Every record comes from a federal disclosure. CMBS via SEC EDGAR Form ABS-EE; HUD/FHA via the Active and Terminated insured-mortgage Excel rolls; Ginnie Mae via the mfplmon multifamily pool & loan disclosure. Cited on every property page footer.
How fresh is it?
CMBS ingestion runs daily — properties typically appear within 24 hours of the trust filing. HUD/FHA and Ginnie Mae refresh monthly. Every property card displays a freshness badge so you know exactly how recent the underlying statement is.
Why is loan X missing?
If it's CMBS, check the trust's most recent ABS-EE filing — we may be in the queue. If it's a bank balance-sheet loan or a true private-credit loan, it never reports publicly and Maturr does not surface it. Email us if a loan you expect to see isn't here — we want to know.
How is DSCR calculated?
DSCR is reported by the master servicer in the EX-102 filing using whatever convention the trust prospectus specifies (typically NOI / annual debt service). Maturr surfaces both the as-reported DSCR and the period it covers; we do not re-derive DSCR ourselves.
Is this data legal to surface?
Yes. SEC Reg AB II mandates that CMBS asset-level data be public. HUD and Ginnie Mae publish their datasets under open data policies. We attribute every source per their terms and respect every rate limit.
Pricing & plans
Why is there no free tier?
Affordability comes from a genuinely low entry price — $97/mo, about 1–4% of a Trepp seat — not from giving the product away and then upselling. The /preview page lets you try the search and map UI against a curated sample dataset without an account.
Why is Maturr so much cheaper than Trepp?
Trepp licenses, normalizes, and resells the same federally disclosed data we ingest, but they sell into institutional procurement and price accordingly. We sell into individual brokers and small investment shops and price for that audience. Same source data, different distribution model.
Can I cancel anytime?
Yes. Two clicks in Stripe Customer Portal. Access continues to the end of the current billing period.
Do you offer non-profit / academic / startup discounts?

Do you offer annual billing?
Yes, with a small discount. Available at any tier in Stripe Customer Portal.
Privacy & ethics
Can a property owner request a takedown?
Maturr only surfaces what the trustees, servicers, and federal agencies already publish. We do not remove data we did not produce. If you believe a federal disclosure contains an error, the correct path is to contact the filing party.
Do you sell my search history?
No. We do not sell, share, or rent user activity data to third parties. PostHog product analytics are first-party and used only to improve the product. Full details in /legal/privacy.
Do you log who looked at what?
Internally, yes — for security audit, rate-limit enforcement, and abuse prevention. We do not share that log with anyone outside Maturr.
Integrations
Do you have an API?
Yes. REST API v1 (read-only) is available on the Advanced & Enterprise tiers with rate limits by plan. REST API v2 (full coverage, OAuth, scopes), outbound webhooks (Standard Webhooks spec), an MCP server for AI agents, and a Zapier app all land in Phase 3.
Do you support Zapier / MCP / webhooks?
Phase 3 — after Phase 1 ships to paying customers. The architecture is designed for it from day one.
Can I export to Excel?
Yes. Per-property Excel workbooks with all tabs, and CSV exports of search results (row limits by tier).
