Public data, finally usable.

SEC Reg AB II, the Federal Housing Enterprises Financial Safety and Soundness Act, and Reg AB all mandate that this data be public. Trustees and servicers file it. Federal agencies publish it. Until Maturr, it sat in raw XML, in pipe-delimited text files behind portals that change without notice, in HTML pages no broker has time to scrape. We made it usable.

Why now

The maturity wall is real. Trillions of dollars of CRE debt mature between now and 2028, originated at rates well below where the market clears today. Brokers and investors need to know who's coming up — and which loans are showing stress before they hit special servicing.

Distress is rising. CMBS special servicing transfers and HUD/FHA delinquencies are up year-over-year. The data is out there in the filings — payment status, REO and foreclosure flags — but unindexed.

Federal disclosure data is finally machine-readable. SEC EDGAR exposes CMBS asset-level data as standardized XML. HUD ships monthly Excel rolls of its insured-multifamily portfolio. Ginnie Mae's portal exposes mfplmon with delinquency buckets. The federal disclosure infrastructure exists — and Maturr ingests these sources into one query-friendly database.

How we're different from the incumbents

Trepp, CRED iQ, CoStar, and Moody's CRE all license aggregated, normalized versions of the same disclosure data — at $25,000 to $100,000+ per seat per year. They've built real product. The price is the problem.
